Residential building permit fee schedule flat fee line "Sheds and garages (over 144 square feet and under 600 square feet)" $75.00, on top of the $25.00 residential application fee, plus a plan review fee of 20% of the permit fee with a $25.00 minimum if plans are required. Demolition of a detached accessory structure over 144 sq. ft. is $75.00. EFFECTIVE 7/1/2025.

No DOB filing fee where the shed meets every condition in 1 RCNY 101-14 Table 1. A shed that needs a permit is filed as an alteration: Table 28-112.2 item 11 sets a one-, two- or three-family Alteration Type 2 or Type 3 minimum filing fee of $130.00, being the "Minimum filing fee for the first $5,000, or fraction thereof, of the cost of alteration; plus $2.60 for each $1,000, or fraction thereof, of cost of alterations in excess of $5,000."

Building Permit Fees are based on the actual cost of work: $75.00 for $0 to $2,000, $110.00 for $2,001 to $4,000, $145.00 for $4,001 to $6,000, rising in steps to $985.00 for $58,001 to $60,000. The fee page carries the notice "Fees for licenses, building, electrical, and plumbing permits, as well as for certificates of occupancy, will change effective July 1, 2026." No separate shed line item is published.

Town of Hempstead

Charged as a building permit under Town Code 86-11C(1) as amended by Local Law No. 20-2024 (effective 4-2-2024): $200 for residential work with an estimated cost up to $1,000, then $200 plus $18 for each additional $1,000 or fraction thereof. A shed already standing without a permit is charged under 86-11C(2) at $400 plus $36 per additional $1,000. Local Law No. 20-2024 also carries 86-11C(4) from Local Law No. 93-2022: multiple accessory structures filed under one application are charged $200 residential for each separate accessory structure. A Building Department record search, needed when the application is going to the Board of Zoning Appeals, is $40.
